Kevin, the CEO and Co-Founder of HomeFront Realty, is known for his dedication and compassion towards buyers and sellers, and for the real estate industry in general. He has been in real estate for more than 15 years. Throughout those years he has bought, sold, rehabbed, and rented hundreds of homes. Through HomeFront Realty, Kevin takes a legal and ethical approach to help people in distressed situations, assuring them the best possible outcome. He is proud to say that he has made a huge difference in families’ lives. He said that is the reason why HomeFront Realty is having such great success.“It is not all about the money, it’s about the people too,” Kevin said. “It’s about doing what’s right for the homeowners and giving them a fresh start with a clean slate. Through her knowledge and expertise in short sales, she is able to help realtors from other companies and attorneys accomplish their short sale needs in an ethical, legal and effective way, giving the homeowners the best possible outcome.Over the years, Jennifer and her husband have bought and sold hundreds of homes. She also assists in closings of approved short sales, and works closely with the title company. Linda has been in real estate for more than three years assisting a mortgage broker. She has also worked at a local real estate law firm as a legal assistant. Linda is extremely knowledgeable about the legal aspect of real estate.Linda loves the art and the process of negotiation with the lien holders. She said it’s exhilarating when you close a deal and successfully get an approval. That results in a waiver of deficiency for the sellers, which gives them a chance to start fresh. Erika is passionate about real estate because of the field’s changeability and dynamism. Loss mitigation processes potential short sale transactions. These days, lenders may accept short sale offers or requests for short sales even if a Notice of Default has not been issued or recorded. Given the overwhelming number of losses that mortgage lenders have suffered from the foreclosure crisis, they are now more willing to accept short sales than ever before. This is great news for borrowers who are “under-water” or in other words those who owe more on their mortgage than their property is worth and are having trouble selling. Lenders have a varying tolerance for short sales and mitigated losses. The majority of lenders have a pre-determined criterion for such transactions. Other distressed lenders may allow any reasonable offer subject to a loss mitigators approval. Multiple levels of approvals and conditions are very common with short sales.

What is a Short Sale?

A short sale is a sale of a property in which the proceeds from the sale fall short of the balance owed on a loan secured by the property sold. In a short sale, the bank or mortgage lender agrees to discount a loan balance due to an economic or financial hardship on the part of the mortgagor. This negotiation is all done through communication with a bank’s loss mitigation or workout department. A short sale is usually done to prevent a home foreclosure, but the decision to proceed with a short sale is predicated on the most economic way for the bank to recover the amount owed on the property. Often a bank will allow a short sale if they believe that it will result in a smaller financial loss than foreclosing as there are carrying costs that are associated with a foreclosure. In short, a short sale is nothing more than negotiating with lien holders a payoff for less than what they are owed, generally on a piece of real estate, short of the full debt amount. It does not extinguish the remaining balance unless settlement is clearly indicated on the acceptance of offer.Through this process, debt collectors’ phone calls to homeowners will also be eliminated.
